Livery of seisin was the ultimate in low cost conveyancing. Conveyancing was done at a ritual known as the “turf and twig ceremony.” The ceremony, which was common until around the 18th century, was announced in advance, so as to generate a decent number of witnesses who could vouch for the fact that the conveyance had occurred and pass the word on to future generations that the land had indeed been conveyed to the person who claimed ownership.

At the turf and twig ceremony, the transferee and the transferor appeared before the assembled witnesses on the land that was being conveyed. The present owner of the property, the transferor, would grab a handful of soil from the earth or break off a twig from a plant growing on the property that was being conveyed and give the land to the new owner, the transferee. The transferor had to say “I give thee livery of seisin,” and touch the transferee with the earth or stick. Thus, low cost conveyancing was achieved.
